The City Road canal basin was recognised as an area with potential for redevelopment, but multiple ownerships and complex technical constraints had prevented development from happening.

In consultation with the local planning authority and other landowners, Tibbalds encouraged our client City Road Limited, on behalf of Fidelity, to lead a joint masterplanning exercise, to unlock the development potential and secure comprehensive redevelopment.

We worked with Bennetts Architects, Squire and Partners and other stakeholders to prepare:
a design led masterplan framework and design guide, now adopted by the local authority;
a detailed planning application for a key site, including a 35-storey residential tower and public spaces;
a delivery strategy, including a contributions framework, overarching s.106 legal agreement and Special Purpose Vehicle to implement off-site works; and
a bid to secure Growth Areas Funding for public spaces.
