Go ahead for two new 100% affordable Greenwich housing developments
The Royal Borough of Greenwich has given the go ahead for two new, fully affordable residential developments at Zangwill Road and Wricklemarsh Road in Blackheath, SE3. The scheme for the two sites, designed by Adam Khan Architects with Tibbalds as planning consultant, will transform two council-owned disused garage sites into 18 high-quality homes for social rent as part of the Greenwich Builds housebuilding scheme.
The two sites combined will deliver 18 homes, making use of redundant spaces within an existing community to provide affordable homes in a mix that will meet housing need, including a significant proportion of ground floor wheelchair accessible homes which are often challenging to deliver, as well as outside spaces.
The new homes will exceed the London Plan space standards and achieve zero-carbon standards, with sustainability features including air source heat pumps, green roofs and photovoltaic panels. Proposals also include enhancements to the public realm and landscaping, such as new paving, planters and street trees as well as child-friendly play spaces, with a Secured by Design Silver certification targeted.
The Greenwich Builds programme is committed to building 1,750 new homes to be let to local residents on waiting lists at genuinely affordable rents. Over 740 new homes are now underway or complete.

“These latest planning approvals show that, despite the challenges facing homebuilders across the country, we are continuing to make headway towards our goal of creating 1,750 new council homes as part of Housing Our Greenwich.
We look forward to seeing construction begin on these homes, which will join over 780 other council homes now completed across our borough.”

The starting point to protect neighbours’ privacy and light led to a gentle sculpted massing offering generous family roof gardens. A clear and familiar terraced house typology with individual front doors makes the quiet streets safe and sociable. The many windows onto the street have a lively rhythm and hierarchy whilst the red brick is chosen for a sense of craft and to settle the new housing softly into the neighbourhood. Ground floor garden flats are fully accessible, with light and spacious family maisonettes above.”
Work is expected to begin on site later this year.
